We bring a single-source for integrated services including cost certainty, schedule certainty, and constructability reviews during the design evolution.

With 25 years’ of experience in alternative delivery projects, primarily at water and wastewater treatment plants and associated systems infrastructure. Our goal is to incorporate industry-leading preconstruction services and the highest caliber safety and quality practices.

We find that building trust within the team (owner, design engineer, and stakeholders) through clear communication and a positive/proactive approach is the key to the success of all projects, regardless of contracting or procurement method.

Alternative delivery methods offer owners multiple advantages depending on their project's needs. These methods are typically procured on a qualifications and best value basis, avoiding typical pitfalls of low-bid selection.

Construction Manager/General Contractor (CMGC or GMCM) & Construction Manager At Risk (CMAR)

Contractor engagement and selection early in the design process provides critical value engineering and constructability reviews through the entire design evolution. This method aids in alternatives evaluation by providing actual costs and scheduling impacts for explored options. The Owner actively participates in the design and decision process with input from the engineer and contractor. This method often includes an independent cost estimator.

We have been impressed with their management skills, starting with preconstruction where they performed value engineering that reduced costs, lead procurement with detailed bid packages that brought our project qualified subcontractors and manufacturers and produced a schedule that would get our project completed on time. Slayden has continued this into the construction phase by managing the work to stay on schedule.

Design-Build (DB)

This method combines the designer and contractors into one contract, creating one design-build entity (whether a single company or multiple partners). This method requires a certain level of project and scope development by the Owner to prepare and advertise the bid documents.

Slayden has met all conditions of approval and does a great job of keeping the neighborhood informed. Slayden works diligently to accommodate the neighboring citizens. In several cases, Slayden has gone above and beyond the conditions of approval in an effort to solve citizen’s issues. This has led to the development of relationships between the project team and the neighborhood, which have contributed to the project in a positive manner.

Progressive Design-Build (PDB)

This hybrid contracting method combines the collaborative benefits of CM/GC with the single-entity contracting of DB. PDB allows the design engineer and contractor to be selected through one solicitation, saving an Owner time for procurement. This method is typically used before design decisions are developed, allowing constructability and budget implications to be considered as design progresses. The primary advantage is team cohesion throughout preconstruction and into construction.
